WHITE RIVER SERENITY – PROPERTY POLICIES 1. Check-In & Check-Out Check-in: 4:00 PM Check-out: 11:00 AM Early check-in and late check-out are available upon request, subject to availability and possible additional fees. 2. Maximum Occupancy Maximum occupancy is 16 guests, including children. All overnight guests must be included in the reservation. Additional visitors require prior host approval. Unregistered overnight guests are not permitted. 3. No Parties or Events Parties, large gatherings, and unauthorized events are strictly prohibited. Please respect neighboring properties and maintain reasonable noise levels. Quiet hours are from 10:00 PM to 8:00 AM. 4. Hot Tub Safety Guests use the hot tub at their own risk. Children must be supervised by a responsible adult at all times. No glass containers, food, or pets are allowed in the hot tub. Shower before entering and replace the cover after each use. Do not use the hot tub while intoxicated. Guests may be charged for damage or extraordinary cleaning resulting from misuse. 5. Smoking Policy Smoking, vaping, and marijuana use are prohibited inside the cabin. Outdoor smoking is permitted only in designated areas. Dispose of cigarette waste responsibly. Additional cleaning or odor-removal charges may apply if this policy is violated. 6. Pets Pets are permitted only with prior written approval. Applicable pet fees must be paid before arrival. Guests are responsible for pet-related damage and extra cleaning. Assistance animals are accommodated as required by applicable law. 7. Property Care & Damage Guests are expected to treat the cabin, furniture, appliances, and amenities with care. Any accidental damage should be reported immediately. Guests may be responsible for the reasonable cost of damage beyond normal wear and tear. Excessive cleaning, missing items, or misuse of property may result in additional charges supported by documentation. 8. Children & Outdoor Safety Children must be supervised, particularly around the hot tub, decks, stairs, and outdoor areas. Guests should exercise caution when exploring the surrounding natural environment. Wildlife may be present. Please do not approach or feed wild animals. 9. Parking Park only in designated parking areas. Do not block driveways, neighboring properties, or emergency access routes. 10. Direct Booking & Payment Reservations are confirmed only after payment has been successfully processed and booking confirmation has been issued. The person making the reservation must be at least 25 years old and must stay at the property. The primary guest is responsible for ensuring that everyone in their group follows the property rules. Any applicable security deposit or damage protection fee will be disclosed before payment. 11. Maintenance & Emergencies Guests must promptly report maintenance issues, damage, or safety concerns. The host or authorized personnel may enter the property with reasonable notice for necessary maintenance, except in emergencies. For life-threatening emergencies, call 911. 12. Departure Instructions Please place used towels in the bathrooms. Dispose of trash in designated containers. Turn off lights and secure doors and windows. Return furniture and amenities to their original locations. Guests are not expected to perform extensive cleaning before departure. 13. Policy Violations Serious violations of occupancy limits, party restrictions, safety rules, or other property policies may result in termination of the stay, subject to applicable law. Cancellation: Cancellation & Refund Policy We understand that travel plans can change. Our cancellation policy is designed to provide flexibility while protecting reserved dates. 30 days or more before check-in: 100% refund of accommodation charges and applicable taxes. 14–29 days before check-in: 50% refund of accommodation charges and applicable taxes. Less than 14 days before check-in: No refund. Early departures or no-shows: No refund for unused nights. Cleaning fees: Fully refunded if the guest cancels before check-in and the property has not been used. Platform fees: Find A Place's platform commission is non-refundable. All refunds are subject to applicable laws. Exceptions may be considered for documented emergencies or extraordinary circumstances at the host's discretion.
